The first tower of Brickell Heights is reported to be almost 70% reserved, and the project continues to see rapid sales. The pre-sale price per square foot has averaged between $550 to $650 per square foot. Higher floors and wider views - partial to panoramic - command the highest prices.
Investors find that when factoring in monthly maintenance fees, property taxes and rental income, they have better immediate returns if they purchase and rent a few one-bedroom condos rather than one three-bedroom condo. However, if an investor will use his condo as a primary, secondary or vacation home and can invest in a three-bedroom, this option might prove the most lucrative in the long run. Downtown Miami has a low inventory of three-bedroom condos, and because of this scarcity three-bedrooms see faster turnaround on the resale market than studios or one-bedrooms.
